We have Starlink Satellite Business high-speed internet. Connect when you arrive for better cell phone service.
In the Japatul house, the modem & router are located in the living room. In Manzanita, they are behind the dining room table. Please call us if you have any issues with the internet. Do not alter settings or reboot.
All TV's are smart TV's and you can access any Apps that you subscribe to (Apple, Disney plus, Amazon Prime, etc.)
House Details
Trash
Please help us maintain the beauty of Red Hawk Ridge by cleaning up after yourself (both inside and outside). Excessive trash or mess left behind will result in a fee.
There are trash bags in the kitchen. If you need to dispose of trash during your stay, please replace the full bag with a new trash bag (extras under sink) and tie up tightly the used/full bag. This bag must only be disposed of in the large, commercial trash bin down by the Entrance Gate. *Make sure you don't leave trash outside anywhere- as it will draw wildlife.
Pool/Hot tub (Japatul House)
The Hot Tub at Japatul house can be heated year round.
The pool can only be heated during the warmer months: May, June, July, August, September, October and November.
A $100 per day charge will be applied to cover propane costs when heater is used.
If you are staying at Japatul, please let us know if you would like either heated. If you are staying at Manzanita, it is possible for you to use the pool if there are no guests at Japatul. Please send us a message/text to inquire about availability.
Parking:
Both homes have plenty of private on-site parking. At Japatul, you can park in front of the drive way, or in the loop on the left hand side just past the house. At Manzanita there is parking in the drive way. Please note that the drive way is gravel hill. Please drive slowly, and if you have trouble leaving the drive way, you can exit on the gravel path to the right of the house and down the hill.
Parking is limited to 5 total vehicles unless prior approval was given.
Supplies
Our water comes from a mountain well! It is delicious! Please be patient, as it may take a while to heat up for your shower!
For your convenience, we provide you with a supply starter kit:
Kitchen- 2 rolls of paper towel rolls, 10 trash can bags, dish soap and 10 dishwashing pods (Manzanita only). We also keep the house stocked with an adequate supply of tupper-wares, cling wrap, aluminum foil and zip lock bags.
Bathrooms- 2 rolls of toilet paper per bathroom, shower gel, shampoo & conditioner, hand soap
Laundry Room- 10 detergent pods *please use only HE detergent in the washing machine.
There are basic cleaning supplies on the shelves in the Laundry Room, or under the kitchen sink if needed. There is also a Swifter & Vacuum Cleaner.
Pool/beach towels are located in the laundry room.
Extra bedding for the sofa sleepers and air mattresses is in the master bedroom closets (upstairs in the Japatul House) or laundry room.
If you should need additional supplies during your stay, the closest convenience store is The Descanso Trading Post, which is a 10 minute drive, or you can head to Alpine.
Heating and Air Conditioning
Please do not run the A/C or Heat when not in the home(s). Do not set the A/C below 72 degrees, or the heat above 76 degrees as it can cause damage.
Both homes are equip with an Alexa Smart Thermostat. To use, press the small circle in the bottom center. Scroll through the screens until you see the fire icon illuminated for heat, or the snowflake icon illuminate for air conditioning. Adjust the temperature by pressing up or down on the arrows.

There are also mini-split wall units available for use. To turn on, use the remote control to power on and set the temperature. Please do not set the temperature lower than 72.
In Manzanita, there are also 3 space heaters available. Please be sure to only turn them on when you are home, and when they are on their mats.
*We allow a $300 monthly usage ($75/week). If you go over that, you will be charged.
There are also fans available in the closets.
Country Living
Wild Life
As you enjoy this mountain escape, please remember that other animals and insects do as well!
There is a possibility that you might encounter wildlife (raccoons, snakes, mice, spiders, etc. ) during your visit. Please be watchful & careful. Always wear shoes, stay on the paths, and do not allow children or pets to roam unattended.
Please keep all doors closed at all times to make sure no critters enter the home. Thank you.
Septic Tank
Red Hawk Ridge is on a Septic System. Accordingly, it is OKAY to flush toilet paper, but NOTHING else. *Please use caution and not overdo the use of toilet paper (flush 2X or more if necessary ). All other items (female products, etc. ) should be placed in the small lined trash cans.
There is no garbage disposal. When cooking, throw out all your food waste into the trash. Only water can go down the drain.
Fire
Red Hawk Ridge is located in a high fire risk area. Accordingly, we have strict and heavily enforced rules in place for fire prevention.
Smoking: The ONLY designated smoking area is the cigar patio in the Manzanita Estate. Smoking is strictly prohibited on the remainder of the estate. A fine will be applied if guests are found smoking, or if cigarette butts are found on property.
Fire Pits: You are welcome to use the gas fire pits (If you are staying in Japatul, the fire pit is located near the pool. If you are staying in Manzanita- the fire pit is located near the outdoor dance floor and bar). Both fire pits are propane, and can be very hot. Please use caution when lighting them, and keep them on the low setting. Ensure that you turn the fire pit OFF after use. Failure you turn a fire pit off will result in a fine.
Fire Places: You are welcome to use the indoor fire places. We have left a Duraflame log for your use. Use of real fire wood is prohibited. If real fire wood is used, a fine will be accrued.
Bonfire, camp fires, or use of candles or sparklers is strictly prohibited anywhere on property.
Make sure that any fire, (in the fire pits or in the indoor fire places) are attended to at all times, and are completely extinguished when finished. Remember, Only YOU can prevent fires.
There are fire extinguishers under the sink, and each house is equipped with smoke and CO2 detectors.
Please call 911 immediately in case of a fire.

Rules
Red Hawk Ridge is a Non-Smoking property. Any smoking will result in forfeit of your security deposit.
We can comfortably accommodate 16 overnight in the Japatul House, and 18 in the Manzanita Estate. We are flexible with accommodating up to 20 in each house (you may need to bring extra bedding). Additional guests must be disclosed, as fees may apply if over 20 per house.
No parties are allowed onsite unless previously arranged.
All outdoor noise must stop at 10pm sharp. No exceptions.
Pets are not allowed, unless previously arranged. Additional fees apply.

Check out
Check Out Process
Our check out time is 10am, unless another time has been previously arranged. If you would like to check out late, please contact us for availability.
BE SURE ALL DOORS/WINDOWS ARE CLOSED...IF door is tight, pull forward & lock. Make sure all doors are locked.
Ensure that heating and air conditioning is off.
Turn off all lights.
Leave ALL used beds w/linen on them , but “unmade" so we know
which have been used (including the Sofa Sleepers and air mattresses).
Leave all comforters on the beds and do not put in the bathtubs;
Place all dirty/wet towels in one of the bathtubs
Clean all dirty dishes. It is acceptable to leave clean dishes in the drying rack or dishwasher.
If you wish, you can leave any good food for the cleaning crew, or the next tenants.
Please put out as much tied up trash as possible in the commercial trash bin, near the entry gate.
